WHEREAS the The Popovic Realty Team and the seller at: _________________________________________ have entered into a Multiple Listing Agreement dated the _____________ day of ___________ in the year ____________, to list and sell the property at the address above for the listing price of $_________________________.
NOW THEREFORE in consideration of the parties having engaged into the above referenced Multiple Listing Agreement, the parties hereto agree as follows:
In this agreement the The Popovic Realty Team guarantees that upon the successful sale of the property during the contract period specified below, if this property is not sold for a minimum price of the pre-agreed asking price of the property The Popovic Realty Team will reduce the commission to make up the difference between a lower sale price and the pre-agreed price up to a maximum of the agent's portion of the commission due to The Popovic Realty Team as a result of this sale subject to the terms and conditions laid out in this agreement.
The seller agrees to sign a X month listing agreement with The Popovic Realty Team.
The asking price is set at a mutually agreed market value determined on the basis of market conditions and comparable homes.
For the purpose of this agreement, the Seller agrees to permit sales representatives reasonable access to the property on a daily basis in order to show the property to prospective purchasers, and that the property be maintained in “showcase” condition during these times.
If the Seller receives an offer at or above the pre-agreed full market value within the listing period, and the Seller rejects said offer, then this agreement is null and void.
A successful sale of the stated property must occur before expiration of the listing agreement
The seller understands that this is not a representation to purchase the above said property.
